More than maintenance.

About Noble FM
In many buildings, the contractor that installs the systems has no role in operating them. Technical knowledge is lost at handover, and owners bear the cost through recurring faults, delays and avoidable expenditure.
Noble FM integrates facilities management with fit-out expertise. The engineers who maintain your MEP systems understand how those systems were designed and installed, ensuring continuity from the first day of operation.
A single contract and a single point of accountability, supported by planned maintenance, defined service levels and transparent reporting, delivered by dedicated site teams.
What guides us
Our people are central to the service we provide. The principles below define the standards we expect of our teams and of ourselves.
Dedicated people, high-performing places
To maintain our clients' buildings as safe, efficient and welcoming environments through proactive, premium facilities management, delivered by teams who take ownership of every site.
A longer tomorrow
To be the most trusted facilities management partner in the UAE, extending the life and value of every asset under our care.
Service portfolio
Each service programme is designed around the specific requirements of the building. From MEP fit-out through to full-year operations, Noble FM acts as a single partner under one contract, one point of contact and one standard of service.
Hard services

In partnership with our fit-out affiliate, we install mechanical, electrical and plumbing systems and subsequently maintain them, ensuring the maintenance team has full knowledge of the installed plant.

How we work
We conduct a detailed survey of the asset, review the asset register, O&M manuals and outstanding defects, and agree the scope and service levels.
A dated plan sets out staffing, the planned maintenance calendar, tools, spares and CAFM configuration, and is approved by the client before commencement.
Services commence with the site team in place, a documented snag list, emergency contacts issued and the 24/7 helpdesk operational.
A monthly report details KPIs, completed works, expenditure and recommendations, followed by a formal review meeting.
Service levels and KPIs
| Priority | Definition | Response | Rectification |
|---|---|---|---|
| P1 Emergency | Risk to life, safety, security or critical service | 30 minutes | Made safe within 4 hours |
| P2 Urgent | Service degraded, occupants affected | 4 hours | 24 hours |
| P3 Routine | Non-critical fault or request | 24 hours | 3 working days |
| P4 Planned | Scheduled and preventive works | Per PPM calendar | Per agreed programme |
Service levels are confirmed contract by contract, measured through the CAFM system and reported to the client every month.
